Creation of land-register
(1)
The Registrar shall keep a series of records to be called the land-register in which he shall bind or otherwise embody all certificates of title issued pursuant to this Act.
(2)
Each certificate of title so embodied shall constitute a separate folio of the land-register and shall be deemed to be registered under the provisions and for the purposes of this Act when it has been signed and sealed by the Registrar and has been marked with the serial number of the folio of the land-register, and the land comprised in any instrument so registered thereupon becomes registered land.
(3)
The Registrar shall deliver a duplicate or photographic copy (or other prescribed form of reproduction) of the folio of the land-register to the person named therein as proprietor, or other person entitled to custody thereof.
(4)
For the purposes of this Act (unless the context otherwise requires or indicates) any instrument other than a certificate of title shall, when duly registered, be deemed to be embodied in and to become part of the land-register, but shall not constitute a folio thereof.[21
