Certificates of title
(1)
The Registrar may, if he or she thinks fit, from time to time issue a certificate of title for the land comprised in any folio and may, for the purposes of subsection (4), require the production of any existing certificate of title or other registered instruments.
(2)
A certificate of title must be in an approved form.
(3)
Every certificate of title must bear a serial number which shows clearly the distinctive reference allocated to the folio.
(4)
When the Registrar issues a certificate of title, he or she must cancel any certificate of title thereby superseded and produced or is otherwise available to him or her.
(5)
Despite subsection (1) but subject to subsection (6), the Registrar must issue a certificate of title for the land comprised in a folio upon the written request of —
the registered proprietor of that land; or
any registered mortgagee or chargee of that land.
(6)
A request made under subsection (5) does not require the Registrar to issue a certificate of title for the land comprised in a folio if a certificate of title for the land has been issued but has not been lodged with the Registrar.
