General powers of Registrar
(1)
The Registrar may exercise the following powers:
(a)
he may administer oaths and take statutory declarations; and
(b)
he may enter caveats for the prevention of fraud or improper dealing whenever he has reason to think that fraud or improper dealing may occur, or for the prevention of any dealing with land in a folio of the land-register which has been found to be erroneous.
(2)
Knowledge of the fact that land has been acquired or will be held by a proprietor acting in a fiduciary capacity is not of itself a ground for the entry of a caveat by the Registrar.
