61. Instruments to take effect as deeds

Upon registration, any instrument disposing of or creating an interest in registered land has the effect of a deed.

“instrument” includes a transfer, lease, mortgage, transmission application, charge and any other application, or any other document in writing relating to any disposition, devolution or acquisition of land or any claim to or vesting of interest in land;
(2)
Nothing in this Act prevents a party to an instrument affixing the party’s seal thereto or giving to the instrument any additional form of solemnity not inconsistent with the provisions of this Act.
